Nearly 20,000 families are waiting to find a home in Birmingham with the city gripped by a housing crisis, a report has revealed.
A total of 17,750 families are currently listed for social housing in the city – representing a dramatic 26 per cent increase from ten years ago when 14,077 families were listed.
The report by the Home Builders Federation also showed just a quarter of the homes needed for local families were being built.
And average house prices have more than doubled since 2000 from £59,250 to £130,000.
Rocketing house prices have left young families needing an average deposit of £20,000 simply to climb onto the housing ladder.
Birmingham’s current low levels of house-building also mean the area is missing out on more than £15 million of annual government investment and the creation of around 4,500 jobs.
The new research revealed house-building in Birmingham had plummeted by 50 per cent over the past six years from 2,010 starts in 2005/6 to just 990 in 2010/11.
Yet official government projections revealed the number of households in the area was expected to increase by around 3,960 annually.
The report said: “Average house prices in the area have more than doubled in the last decade, from £59,250 in 2000 to £130,000 in 2010.”
“A lower quartile house – those most often bought by first time buyers – costs £100,000, around 5.3 times income, in Birmingham meaning that young families need to find around £20,000 deposit to get a foot on the property ladder.”
Pressure on the area’s social housing is growing with the waiting list rising 26 per cent from 14,077 families in 2000 to around 17,750 families last year.
Stewart Baseley, Executive Chairman at the Home Builders Federation, said: “Birmingham is suffering from a serious under-supply of housing. It is crucial that more homes are built, particularly for younger families and first-time buyers.’

St. Modwen is forging ahead with the regeneration of Longbridge with contractor John Sisk & Son Ltd. appointed to implement a £7 million programme of road works on the A38 (Bristol Road South) and Longbridge Lane.
A 15 month programme of works will start imminently on Longbridge Lane, from its junction with the A38 (Bristol Road South) up to the junction with Tessall Lane, with works due for completion in autumn 2011. The improvements are designed to open up access to the new £66 millionBournville College, which is currently under construction on the Longbridge North phase of the £1 billion regeneration scheme and is the first element of a vibrant new town centre planned for Longbridge.
Mark Batchelor, construction manager for St. Modwen, said: “The road works which will soon be under way represent the first stage of St. Modwen’s planned investment in upgrading the infrastructure and public areas throughout Longbridge. A crucial part of the delivery programme for the new Bournville College, the intention is to create links between the College and the A38 (Bristol Road South), while also improving traffic flows and public safety in the area.
“Contractor John Sisk & Son Ltd has been appointed to progress the works, which are being phased to ensure there is minimal disruption to the public and surrounding businesses. A traffic management system will also be in place at certain times to keep the traffic moving along this key arterial route. St. Modwen has communicated with nearby residents to alert them to these works taking place and Sisk will be working to the high standards outlined within the Considerate Constructors Scheme, which means consideration will be given to our neighbours at all times and any inconvenience will be kept to a minimum.”
The new purpose-built Bournville College at Longbridge is a landmark 250,000 sq ft building spanning six storeys. Designed to create a dynamic new learning environment for over 15,000 students in both further and higher education, the new College will open its doors in September 2011. It is an important element in wider the regeneration of the former MG Rover plant at Longbridge and is expected to act as a catalyst for the creation of a new town centre at Longbridge.
Cathal McManus, project manager for John Sisk & Son Ltd. said: “Sisk has a long-standing relationship with St. Modwen, having worked for the regeneration specialist on several projects, and now we have successfully tendered for the Longbridge road works via the OJEU process we are in the privileged position of working with St. Modwen once again on a high calibre development scheme. St. Modwen has long term plans to transform this area of Birmingham and we are looking forward to forming a dedicated, highly skilled team to undertake a programme of works that will be key to the delivery of the new Bournville College.”

IT’s full steam ahead for Bromsgrove’s new railway station after funds for the £14m project were provisionally secured from the Department for Transport.
The announcement moves the revamp and modernisation of the station, the biggest in over 150 years, closer to becoming a reality.
An artists impression of the station’s layout has been released, and there are plans to give town residents a chance to have their say on the design and layout during a consultation in the New Year.
The station includes plans for more, longer platforms, a new car park offering 200 spaces, a terminal station building, and new cycle parking facilities.
It is proposed to relocate the station to land 150 metres south of the current station, in Aston Fields, which previously housed an oil terminal. Contaminated land from the site would need to be removed before the station could be built.
Plans are also in place to improve road junctions near the station, and to begin negotiations with bus operating companies for the introduction of new bus services.
The project is being led by Worcestershire County Council working with Bromsgrove District Council, Centro, London Midland and Network Rail. The allocation of funding is still subject to the acceptance of the project’s business plan, but the county council’s transport team is now moving to set up a project board which will oversee delivery of the station.
Leader of Worcestershire County Council and Marlbrook district councillor, Dr George Lord, said: “I am relieved that after extended negotiations we have finally achieved what we set out to do and we will be providing a first class station for the 21st Century.”
Councillor Derek Prodger, Worcestershire County Council’s cabinet member for transport, said: “This is great news for the people of Bromsgrove as it will provide a first class facility for all train users.”
Slideslow Councillor Caroline Spencer (Con) said she welcomed the news of a possible resident parking scheme for Aston Fields, included in the plans, which would prevent rail users parking inconsiderately in residential streets.
She said: “It is good news the number of commuters has been growing but residents have suffered enough with congestion. We want commuters using the car parking facilities.”

Bournville College’s exciting new building project has been given the green light, it was announced by Kevin Brennan, Minister for Further Education, Skills, Apprenticeships and Consumer Affairs from the Department for Business, Innovation and Skills today.

We believe that this project has been short-listed because it proves that it will directly benefit the regeneration of the area and the local community. Everyone will benefit from our relocation. There has been a substantial lack of investment in this area and the College will be a catalyst for its revival, in terms of bringing jobs, training and education to the area. West Midland land prices are outperforming the national market and continue to top the nationwide price leagues, driven by scarcity of land and high levels of private sales.
The report also found that “lifestyle” buyers of residential farmland all but disappeared in the second half of last year as despondent bankers put an end to their dreams of investing in a country idyll.
RICS West Midlands spokesperson Steven McLaughlin said: “Land prices stabilised in the West Midlands at the end of 2008, though as the survey shows, we are performing better than the other regions and have the highest arable land prices in the UK.
“Scarcity of land has been a significant stimulus in maintaining land prices over the past six months, alongside considerable levels of private sales in the region.

Up to 10,000 jobs could be created and 1,400 homes and a shopping centre built to renovate part of Birmingham affected when a car plant closed down.
About 6,000 workers lost their jobs in Longbridge when MG Rover collapsed in April 2005.
Now a total of £500m could be spent if the 15-year plan goes ahead.
Government ministers have already outlined plans for a £20m innovation centre in the area which will make up part of that redevelopment.
The plans are being developed by Birmingham City Council, Worcestershire County Council and Bromsgrove Council.
Council leaders said they hoped the 15-year transformation of the area would encourage more people back to Longbridge.
Under the plans Longbridge railway station would also be revamped and Bournville College would also be relocated to the area.
‘Determined to succeed’
A museum called the Austin Heritage Centre has also been proposed, which would celebrate the area’s history in car-making.
Worcestershire County Council leader George Lord said: “Longbridge is not only the biggest regeneration project in the Midlands, but one of the most important.
“The eyes of both our residents and the nation will be on us so we are determined to succeed.”
Councillors are expected to officially back the plans over the next few weeks then the proposals will be sent to the government for approval.
Birmingham City Council leader Mike Whitby said: “Reinvigorating Longbridge’s industrial heritage while also attracting new hi-tech investors and companies will also play an important role in cementing the area’s status as the real engine room for a prosperous and ever-growing Midlands economy, able to compete on an international stage.”
